Loan Signing Services: More Than Just a Signature and a Stamp

When most people think about a notary, they may picture a single document, a signature, and a notary seal. A loan signing can be very different.

A real estate loan package can contain numerous documents, multiple signing requirements, notarizations, initials, and instructions that need to be followed carefully.

That's where a professional Notary Signing Agent comes in.

🏠 What is a Loan Signing Agent?

A Notary Signing Agent is a notary who has specialized training for handling loan documents and facilitating real estate signings.

At Magnolia Signature Services, I provide loan signing services for title companies, escrow officers, lenders, attorneys, and borrowers.

Loan signing services may include:

  • Purchase closings

  • Seller packages

  • Refinances

  • HELOCs

  • Loan modifications

  • Reverse mortgages

📄 What happens during a loan signing?

The exact process depends on the transaction and the instructions provided by the hiring company.

Generally, my role is to:

Verify the signer's identity

The required identification process is completed before proceeding with the signing.

Guide the signer through the documents

I help the signer understand where to sign, initial, and complete required fields according to the signing instructions.

Complete required notarizations

When documents require notarization, I perform the appropriate notarial acts according to Florida requirements.

Review the package for completion

Before the signing is finished, documents are checked according to the applicable signing instructions so required signatures and initials aren't overlooked.

🖋️ What I don't do

There is an important boundary with loan signings.

A Notary Signing Agent does not explain loan terms or provide legal or financial advice.

Questions about interest rates, loan terms, financial obligations, or the legal meaning of a document should be directed to the lender, title company, escrow officer, attorney, or other appropriate professional.

My job is to facilitate the signing—not interpret the transaction.

Why details matter

Real estate documents represent important financial transactions.

That's why I approach every signing with preparation, professionalism, and attention to detail.

Whether I'm handling a seller package, refinance, purchase closing, or another type of loan signing, I want the experience to be organized and professional from beginning to end.

Magnolia Signature Services is proud to provide professional loan signing services throughout Panama City and Bay County, Florida.
