Need a Witness and a Notary?

When arranging an important document signing, you may discover that you need more than a notary. Depending on the document, one or more witnesses may also be required.

This is an important detail to consider before scheduling an appointment, especially when arranging mobile service at a residence, hospital, care facility, or another location.

At Magnolia Signature Services, I offer witness services alongside mobile notary services to help clients coordinate their document signings.

What's the Difference Between a Witness and a Notary?

A witness observes the signer signing a document and signs as a witness when required.

A notary public performs a notarial act, such as taking an acknowledgment or administering an oath, as authorized by law.

These are different roles, and some documents require both.

Which Documents May Require Witnesses?

Certain documents have specific witness requirements. Examples include:

  • Deeds conveying real estate: Florida law generally requires two subscribing witnesses.

  • Powers of attorney: Florida law specifies execution requirements that include two witnesses and acknowledgment before a notary.

  • Other legal or financial documents: Requirements depend on the document and applicable rules.

This is not a complete list. Always confirm the requirements for your particular document with the attorney, title company, document preparer, or organization receiving it.

If you know your document requires witnesses, let Magnolia Signature Services know when you inquire.

Sharing the type of document, the number of witnesses needed, and the appointment location helps us discuss the services your signing may require.

Magnolia Signature Services offers witness services in addition to mobile notary services. Whether you're arranging a deed signing or another document that requires witnesses, I want to help you plan for the appointment you need.
